What does the “Buy to Use and Let (BTUL)” concept mean?

NOA & JUNE's BTUL concept allows you to use your lodge yourself for three weeks a year, while professionally renting it out the rest of the time. NOA & JUNE handles all marketing, management, and guest relations to ensure maximum occupancy and stable rental income.

Can I store personal belongings in the lodge?

No, there are no private storage options for owners in the serviced lodges. Purchasing a separate cellar compartment is also not possible for legal reasons. However, external storage space can be rented for €40 per month.

What are the costs for private use of the lodge?

During your stay, you will be responsible for the final cleaning (EUR 200 one-time fee) and EUR 25 per person for bed linen. The same conditions apply as for external guests.

How does self-occupancy work?

  • Bookable all year round (weekly, Saturday to Saturday).

  • Guaranteed availability if booked at least 9 months in advance.

  • Holiday guests have priority for short-term requests.

  • Rebookings are possible up to 2 months before arrival.

  • No rental income during owner occupancy, but all accommodation costs are also waived during this time.

  • Persons eligible for self-occupancy include the owners, their spouses or partners, and immediate family members. Additional guests pay the regular rental rate.
